Our Process
Our process plays an important role in defining what makes us different. Once we attain the necessary approvals to proceed from the resort owners we hit the ground running. We’ve implemented efficiencies in the planning process that conserve both time and resources. Our goal is to continue to refine our process with each completed build in order to consistently exceed our objectives, expand our geographic reach, and meet our clients needs while continuing to conserve time and resources.

• Meet with Resort Owners to ensure a Dormy House meets their needs
• Submit in-depth questionnaire to Resort GM
• Interview Resort Employees to determine if their challenges, needs, and experiences match our solution
• Meet with Local Officials to present Dormy House and determine if cost-control accommodations exist -
• Request pricing from GC & Architects. Note - Because we own our building plans, hard numbers can be obtained prior to resort sign-on
• Discuss online questionnaire results with Resort GM
• Work with architect to create a preliminary site plan
• Provide Resort Owners with preliminary proposal and agreement options -
• Locate State Licensed Architect to ensure plans meet state codes and guidelines.
• Work with architect to form team - Engineering, surveyor, geotechnical, civil, site, etc.
• Contact Design & Construction Firms to obtain hard bids.
• Scout secondary locations in the event an on-site building isn’t permitted.
• We work with the city to obtain TIF’s, Tax Credits, etc. in the event our build location is outside of PUD or private property. -
• Placemake building to local aesthetics and surroundings
• Collaborate with architect to ensure interior and exterior options are both versatile and within budget
• Submit updated plans for Local & State Agency approval
• Finalize contracts and pricing
• Break ground -
• Beyond our role as innovator, developer, attorney, we also act as project manager - ensuring the project is on track and on-budget
• Dormy House ensures our architect performs inspections for all draw requests
• Dormy House is present for these inspections, ensures draws are performed, and ensures title company receives all Waivers of Lien from contractors for draws
